AIBQ – Standard of Practice

The Standard of Practice of the Quebec Association of Building Inspectors (AIBQ) served as the reference framework and established the minimum requirements for inspections performed by its members, primarily for residential buildings. It provided guidelines for conducting inspections and preparing reports, while defining key terms to promote consistent interpretation.
Under Québec’s new regulatory framework administered by the Régie du bâtiment du Québec (RBQ), BNQ Standard 3009-500 is becoming the mandatory standard for residential building inspections covered by the regulation. It already applies to RBQ-certified inspectors and will apply to all inspectors performing these inspections as of October 1, 2027.
BNQ – Standard of Practice

BNQ Standard 3009-500 establishes consistent practices for residential building inspections carried out as part of a real estate transaction in Québec. It defines the scope and limitations of an inspection, along with reporting requirements, to promote thorough and consistent service.
Québec’s regulation governing residential building inspectors came into effect on October 1, 2024, under the authority of the Régie du bâtiment du Québec (RBQ). It establishes requirements for qualifications, insurance, continuing education, and professional conduct. As of October 1, 2027, anyone performing inspections covered by the regulation must hold an RBQ certificate and comply with the applicable requirements, including BNQ Standard 3009-500.
